Programs to Increase Your Income and Real Estate Knowledge

So what events, conferences, or groups should an agent get involved with to increase their skills and their income? If I'm new and wanted to succeed, what would you tell me to do?

A lot of coaching companies have their own conferences every year. You have Kinder Reese, Bob Corcoran, Mike Ferry, Tom Ferry, Craig Proctor, just to name a few. You also have MAPS coaching with Keller Williams. There are also a lot of Mastermind groups that you can take advantage of.

I'd probably say one of the best and most successful things that I've done is being part of a Facebook Mastermind group. It all started on Facebook, but now we have a Mastermind call with the top person every week. This week we have Pat Hibben and another week we were going to have Michael Mayer. We're just trying to get these big guests to come along and share their knowledge with us. It all happened just because we wanted to grow, share and learn together, as opposed to shelling out money to other coaching organizations.

So you're big into the coaching firms. Are there any books or anything that people should buy?
The Millionaire Real Estate Agent by Gary Keller. You will be successful if you follow that book. I'm also a big fan of The Ultimate Sales Machine which lays a lot out. I'm not a huge reader, though, so I like to network and talk to other agents to figure out what they're doing to be successful out in the field.

Recruiting: The #1 Mistake Beginner Agents Make

The biggest mistake an agent can make when starting in real estate is to lose track of their budget. Always have an eye on when and where you are spending your money. Evaluate what you're spending it on and make sure to find out what you're getting in return. If there isn't a valuable return - get rid of it.

However, your budget is only as good as where it's being spent. The average realtor sells 8 homes a year and spends $104 a month on advertising. Last January, I sold 7 homes. It depends on how much you want to invest in your business and how successful you want to be. You should spend anywhere between $500-$1,000 a month on advertising alone to get your name out there.
